Preparing your propertyWhen renting your property, having your documents in order is the most important part of the process. While you are preparing this you may also want to look at the standard of the property you are thinking of renting. All of the properties that we send our tenants to view must be centrally heated, decorated to a good standard and be ready for tenants to move in with the minimum of delay. This means repairing the little things such as the dripping tap and wardrobe door with no handle as well as the big things. We would expect that the property is furnished to a good condition and certified to comply with The Furniture and Furnishings (Fire)(Safety) Regulations 1988 (amended 1989 & 1993) view a factsheet on these regulations at: http://www.letlink.co.uk/Facts/Lfacts3a.htm When we say furnished, we mean that each property would be required to have:
All of these requirements need to be in good working order and where appropriate will need to meet health, safety and fire regulations. Safety considerations are of the upmost importance to us, as we are sure it is to you. As well as the necessary safety certificates we would expect the property you are looking to rent to have a mains wired smoke detector, fire blanket and fire extinguisher in the kitchen. As a general guide to renting your property we would ask you to think; would I want to rent this property if I were a potential tenant? |
