We only deal with properties which are self-contained (flats, maisonettes and houses), fully furnished, decorated to a good standard and ready for tenants to move in immediately.

The property must be centrally-heated, with all the furniture in good condition. The dining room (or dining area of an open-plan kitchen) must include a dining table and four chairs. There should be enough storage space for the size of the property.

The kitchen must include a fridge, cooker, mains wired smoke detector, fire extinguisher and fire blanket. All gas and electrical appliances must be safe and offer no risk to tenants or visitors; the property must have a gas safety certificate from a Corgi-registered engineer.

Each bedroom must include a bed with a new mattress, a wardrobe and a chest of drawers. All the beds, mattresses, pillows, cushions and covers must comply with the law on the minimum levels for fire resistance set out in the Furniture and Furnishings (Safety) Regulations 1988 (as amended in 1993).

The bathroom should be tiled and floored appropriately and include a bath, shower and hand-basin, all installed without plumbing problems.
